We were initially asked to review a scheme to convert an existing building into a new manufacturing facility. Upon reviewing the scheme, we advised that the proposals would be very expensive and would not allow for any future expansion.
We recommended that a new search is undertaken for suitable premises and advised the appointment of a third party consultant, who we have worked with previously, who found an ‘off the market’ site with an existing office building which could be refurbished and also accommodate a new 60,000 sqft building.
Our involvement included a full refurbishment of the existing building, including undertaking internal structural alterations to create an open plan office area, monitoring of the construction of the new building and advising on lease negotiations. We also specified and project managed the fitting out of the new building to include manufacturing and testing areas, canteen and extensive mechanical and electrical installations.
